I had a landlord X-friend like this. I got my money back by throwing 100 brass pistol shells on his front yard so the neighbors could see. In other words, his front yard looked like a Iraq fire fight happened last night. Check was delivered in 24 hours. He & his wife no longer mess with me. I even send him "economic" graphs showing how DUMB he his holding on to his property riding the value down 40-50% in the last 3 years. I love it. He is in his 3rd divorce! Heee heee... good for him....
